The earthy greens in this leasing office, clubhouse, gym, and social space bring the PNW vibes inside! This design creates an immediate sense of welcome, sophistication, and ease for both residents and visitors. From the inviting lounge areas to the thoughtfully layered textures and finishes, the design prioritizes both functionality and atmosphere. This has turned a traditional leasing environment into a place where people genuinely want to gather, relax, and experience community!

The deep green tile-inspired wallpaper sets a moody yet sophisticated backdrop, perfectly welcoming people into the space. The round mirror framed with playful wooden spheres adds warmth and contrast to the rich green wall, while its natural finish ties in beautifully with the other warm wood tones found throughout the space.

This entryway is light-filled and instantly welcoming. The brass mesh detailing on the console adds a soft metallic sheen that catches the light beautifully. The rounded glass mirror perfectly echoes the curve of the arched glass wall, creating a cohesive moment that feels thoughtfully connected.

The entry lounge waiting area feels both refined and relaxed, thanks to a mix of mid-century-inspired forms and a soothing, layered palette. The green velvet sofa brings a rich dose of color and softness to the room, while the black leather and wood accent chairs anchor the seating area with structure and contrast. The open floor plan connects seamlessly to the adjacent office area, making it a perfect waiting area.

We added this unique wallpaper that brings a whole lot of imagination into the space. Depending on how you interpret it, the pattern could read as mountain ranges, burnt paper, or flowing textural lines moving across the wall. To balance the organic movement of the wallpaper, we introduced a clean and symmetrical console that grounds the space and creates a beautiful visual contrast.

These apartments are located in a very wooded area, and we decided to reflect that in this leasing office with a statement green wall! We love how it adds warmth and that at home feeling to the room.

This little settee is such a statement! Its vibrant green color brings the perfect pop of fun we wanted in the furniture, and the attached side table is the cutest, yet functional addition.

We decided to create this wet bar out of an unused closet space by taking off the doors, adding cabinetry and countertops, and color drenching it with a rich green color. The gold and glass floating shelves bring a flair of Art Deco that pairs perfectly with the rich green tones.

This social space was designed to bring the fun! It’s a place where residents can gather, unwind, and connect. The dark green ceiling immediately draws the eye upward, adding both drama and visual space while tying into the built-in bar area painted in the same rich tone. The large pool table centers the room around play and fun.

This room is a good time for all the residents in the community, from the young to the young at heart! We added a shuffleboard table along with the pool table to create a lively hub where everyone can gather, unwind, and enjoy a little friendly competition.

We chose to mix materials on this dining table design including velvet, wood, and metal, which adds warmth and texture to the large room. The palette of greens, browns, and neutrals gives the space a natural, grounded energy that feels timeless and refined.

It’s a amazing example of how thoughtful material choices and layered design details can transform a multipurpose room into a place people actually want to spend time in.

If residents want to host large parties or events, they can rent out the lower level of the clubhouse, so we designed the space with gatherings in mind. We added extra barstools around the kitchen to encourage casual hangouts and create an easy flow around cooking and conversation.

Above the dining table, the large floating metal artwork adds a striking focal point and brings a sculptural, modern touch to the room. To maintain continuity throughout the clubhouse, we used the same cozy green velvet chairs found in the upstairs living area. This helps connect the spaces visually and reinforces a consistent design language.

Our main feature in this gym is the wood wall, which brings a much-needed sense of coziness, warmth, and organic texture to the space. Gyms can easily feel cold and stark with all the equipment required to keep them functional, but by integrating this wood element, the room feels far more welcoming and visually grounded. It adds a holistic, natural touch that softens the harder edges of the machines and creates a more inviting atmosphere overall.

We also incorporated rubber flooring that’s easy on the joints and gentle on the equipment, helping support the longevity of both people and machines! This flooring choice adds durability and functionality without sacrificing the design aesthetic, completing a gym environment that feels thoughtful, comfortable, and intentionally elevated.

We renovated this upstairs amenity space to create a beautiful entertaining and hosting area for residents to enjoy. We love the rich marble tones in the table, the soft curves of the loungers, and the clean, oversized black wall tiles. The whole space feels elevated, inviting, and perfect for gathering.

Colorful + Cozy Social Space

This was originally a bland white box of space, and we transformed it into a dream colorful and cozy amenity space and model apartment unit! It includes a clubhouse, leasing office, gym, and co-working space that give residents so much flexibility in how they live and gather. The large living areas can be rented out for bigger events with friends and family, while the co-working space offers an easy way to get out of the apartment and settle into a productive workday. Adding a wood-paneled wall brought much-needed warmth to an oversized space that originally felt sterile and empty with all the stark white. We layered in soft sienna and rust color to give the room a sense of fullness and balance, making it feel inviting instead of echoey or sparse.

This console is such a showstopper. The bold metal legs and marble top balance beautifully with the warmth of the slat wood wall behind it. To top it off, the artwork brings in those bright, forest-inspired PNW tones, giving the whole vignette a fresh, grounded feel.

The navy blue and gold organic wallpaper we chose for an accent wall in this space bursts with personality, and we paired it with a warm, natural wood console that’s not only stylish but also the perfect little spot to stash all the storage needs in this leasing office.

The gym is both beautiful and functional, making it an inviting place to get a great workout in. We wanted to create the feeling of being outdoors, so we added integrated lighting into the wood slat ceiling for a natural, organic glow, painted the walls a rich blue, and designed the space with large windows on two sides to bring in tons of natural light.

For many of the multifamily projects we do, there is a model unit for the leasing team to walk people through and envision living in these apartments. This helps them see how they can design the spaces to reflect themselves. What I love about model home units is that we can go a little more bold with color and more playful. The goal is for it to stand out in the minds of potential tenants. No one remembers neutrals, so it' is all about that color!

This cobalt blue sofa is sure to make a statement in any space. The luster in the velvet sofa reflects the light and brings depth into this room. We then layered in touches of turquoise, pallet softeners like beige and black, and metallic fun with gold. Being bold with color is an easy way to stand out in the crowd.

Color can be sophisticated. Color can be subtle. Color can act as a neutral. Bear with me now. I am a firm believer that blue and green are a neutral. Why you may ask? Well, the grass is green and the sky is blue and every other color is found in nature. So, in Kevin’s logic, blue and green are the backdrop to life, aka, a neutral.

This bedroom makes me smile. The wallpaper reminds me of the cascade mountain range. It is the perfect backdrop to the neutrals of the linen upholstered bed and rattan front night stands. To connect the rest of the room to the wallpaper we layered in some watery blue pillows and lively green plants. It’s all about keeping that connection with nature.

In the secondary bedroom we wanted to trick the eye by creating depth with a darker blue navy wall behind the tall and dramatic headboard. The buckle detail on the headboard pillows give a touch of fashion. Simple walnut wood night stands ground the design while turquoise and yellow pillows help connect the design to the living room styling.

Apartment Living in the PNW

This Pacific Northwest Modern design transformation has elevated an outdated apartment complex into a true luxury haven. It seamlessly blends contemporary elegance with the region's natural splendor, providing residents with a living experience that is both sophisticated and in harmony with the breathtaking surroundings.

Environmental consciousness is at the forefront of our design. The complex incorporates energy-efficient technologies to help reduce its environmental footprint and contribute to the natural beauty that surrounds it.

The modern design aesthetic combines sleek, contemporary lines with organic elements inspired by the region's stunning natural surroundings.

The leasing office needed two separate leasing desks for this complex and the sister apartments across the street. In order to dampen sound and provide privacy, we installed acoustical wood wall panels from the floor to the ceiling.

A picture window was added to the wall separating the two leasing areas to allow natural light to make it into the left desk area. We added accent lighting throughout to keep the spaces illuminated during overcast days.

A snack bar in a leasing office immediately sets the tone for a warm and welcoming atmosphere. As soon as visitors step inside, they are greeted not only by friendly leasing agents but also by the enticing aroma of freshly brewed coffee, the sight of gourmet snacks, and the promise of a comfortable place to relax.

An added bonus to installing a picture window between the two leasing spaces is being able to see the front door and lobby. By thoughtfully placing this window, we were able to help leasing agents greet current and future residents.

Modern furnishings and artwork from local artists reflect the vibrant culture of the Pacific Northwest. This wood wall sculpture provides the perfect texture to the modern wallpapered background.

As you step into the lobby, you're greeted by a ceiling of hanging woven wood sculptures. Creating an artistic feature helped bring the tall ceiling down to a more comfortable feeling level. It also is an added touch of fun.

These ceiling sculptures were created by a local artist. The installation brought so much life to this otherwise sterile space.

Multiple outdoor lounge areas with louvered metal pergolas and comfortable seating invite residents to socialize and enjoy what the beautiful weather has to offer.

One of the standout features of a metal louvered pergola is its ability to provide adjustable shade. The louvers can be opened to let in gentle sunlight or closed to create a shaded retreat. This control over light and shade is especially valuable, as it allows you to enjoy your outdoor space comfortably in different weather conditions.

Imagine escaping the hustle and bustle of city life to your own rooftop oasis, complete with an outdoor stainless steel grill area. This is more than just a cooking space; it's a lifestyle upgrade that offers a unique blend of luxury, convenience, and breathtaking views.

The fitness center is equipped with the latest workout equipment and is surrounded by windows, so you can stay fit while gazing outside. Because the windows are at street level, a mountain range of frosted glass helps provide privacy.

We added a cedar back wall to bring the outdoors in while creating beautiful color and texture at the same time. By adding a mirrored back wall, we were able to visually expand the footprint of the cardio room.

The lifting is jam-packed with the best fitness equipment. Rubber floors were installed to provide sound dampening and a comfortable experience while working out.

Conveniently situated near both urban conveniences and the tranquility of the great outdoors, this complex offers residents easy access to hiking trails, parks, and vibrant city life, ensuring a perfect balance between modern living and natural wonder. The color scheme selected truly shows this connection.
